Les Jonchiers rental terms and conditions

Reservation

You confirm your reservation by signing these General Terms and Conditions. This confirmation is binding for both parties. In case of cancellation by the tenant after reservation, the tenant must pay cancellation fees (see article 13 Cancellations).

Payment details

The agreed rental amount for the entire stay is paid according to the following payment schedule:

  • Deposit 1: A deposit of 10% of the agreed rental amount must be paid no later than 5 days after receipt and agreement of the general terms and conditions.
  • Deposit 2: A second deposit of 20% must be paid no later than 6 months after booking.
  • Balance: The remaining balance must be on our account 6 weeks before occupying the property.

A tourist tax of €2.75 (taxe de séjour) is not included in the rental price and is calculated separately on the final invoice per person (18+) and per night according to the applicable regulations and 2026 rates.

Payments due under this agreement must be made by bank transfer to the landlord’s account listed below.

Please always state in the payment reference:

  • the nature of the payment (“deposit 1 or 2” or “rental price”),
  • the tenant’s name, and
  • the rental period.

Deposit:

One week before arrival, we will send you the request to pay the security deposit. The deposit will be refunded in full or in part within 5 working days after your departure.

After departure, we check the accommodation for any damage and/or missing items. If you cause any damage, this must be reported immediately. The cost of any damage or extra cleaning will be deducted from the deposit.

The deposit amount is:

  • €400 for Gite Monet (2 persons)
  • €700 for Gite Van Gogh (4 persons)
  • €900 for Maison Matisse (6 persons)

Arrival and departure:

Unless otherwise agreed, you may enter the property from 4:00 PM, and on departure you must leave the property before 10:00 AM.

Key handover:

Upon arrival and departure, the keys to the holiday home will be handed over on site (to be agreed) or placed in a designated key box. The code for the key box will be sent to you by SMS on the day of arrival.

A maximum of 2 keys will be provided per rental property. In case of loss of a key, €35 will be charged.

Maximum number of persons:

When making the reservation, you must specify the exact number of persons staying in the property. It is not permitted to stay in the property with more persons than agreed, nor to camp in tents or caravans on the premises. In case of violation, this will result in immediate and unilateral termination of the rental contract, with no right to compensation or refund of the deposit.

Bed and bath linen and final cleaning:

Kitchen, bed and bath linen are provided.

  • 1 large towel, 1 small towel, 1 beach towel per person
  • 3 kitchen towels
  • 1 dish towel – 1 sponge

Final cleaning is done for you and is included in the rental price.

You must leave your holiday home in the condition it was in on arrival, at least tidy and broom clean. This means tidying up the house: putting everything back in its original place, cleaning the countertop, doing the dishes and putting the clean dishes away. Food residues in used appliances (fridge, oven, microwave, plancha, etc.) must be removed.

You must empty the coffee maker, waste bin, fridge and dishwasher.

In the village, there are containers where you must take your waste yourself. Glass and paper must be separated.

If the house and/or garden is left in such a condition that the scheduled cleaning hours are not sufficient, the owner has the right to charge extra cleaning hours at €35/hour.

Swimming pool:

The swimming pool has a fence in accordance with French safety regulations. This must always remain closed. The pool is approximately 1.5 metres deep, has several

terraces and is equipped with sun loungers, beanbags, portable parasols and 2 pergolas, a shower and a toilet room.

The following rules apply for hygienic or safety reasons:

  • It is not permitted to enter the pool with clothes or shoes.
  • Glass is strictly forbidden by the pool
  • Eating at the pool is not permitted.
  • Animals are not allowed in the pool area or in the pool (Matisse).
  • Running around/near the pool is not permitted.
  • When the pool is not in use, parasols/pergolas must always be closed. Sudden gusts of wind in this region can cause damage to the fabric/canopies.
  • The owner can never be held responsible for accidents in or around the pool.
  • Children under 12 must use the pool under adult supervision.
  • Shower before and after using the pool.

The pool water is kept clean by, among other things, using chlorine.

From May to October, we heat the pool and aim for a water temperature of 24°C via the heat pump.

Barbecue and candles:

The use of a barbecue and outdoor candles is not permitted (due to

fire hazard). Each rental property is equipped with a gas grill (plancha).

This plancha must be cleaned after use (water on a lukewarm plancha works best).

Shared areas

For the gîtes, a washing machine, laundry basket, iron, clothespins and drying rack are available for shared use. Maison Matisse has its own washing machine.

Detergents must be purchased by the tenant.

The garden and swimming pool are shared and maintained weekly by external companies and by ourselves. Each rental property has 2 private terraces. Furniture between the different accommodations may not be exchanged or moved.

Other equipment

Air conditioning:

Each rental property is equipped with air conditioning.

When it becomes very hot, we advise keeping the house cool by:

  • setting the air conditioning to around 24°C
  • keeping windows and doors closed during the day
  • closing the shutters

Camera surveillance and alarm system:

On the grounds of Les Jonchiers, cameras have been installed for a specific purpose, namely to prevent, detect or investigate crime or nuisance. Images can only be collected, processed or stored for these purposes.

All properties are equipped with centrally controlled smoke detectors.

Bicycles:

4 bicycles (Decathlon – non-electric) are available for shared use, each equipped with a lock. The bicycles can be used by the tenant at their own responsibility. In case of damage or theft of the bicycles, compensation will be charged to the tenant. As a preventive measure, we emphasise that the bicycles must always be locked.

Helmets and high-visibility vests must be provided by the tenant and are recommended.

Parking:

Cars must be parked in the designated parking area of the property; cars may only be driven closer for loading/unloading luggage or groceries, or for charging an electric vehicle.

Charging station:

A charging station is available for electric cars, cost €0.45/kWh – billed separately.

Pets:

Please contact us to discuss whether your pet may join you on holiday. Pets are under no circumstances allowed at the swimming pool, and may never be placed on sofas, sun loungers and/or beds. Excrement must be cleaned up and removed.

Smoking and drugs

It is forbidden to smoke or use drugs inside the rental property.

Smoke detectors are installed and connected to the alarm system. Ashtrays are provided outside; cigarette butts may not be thrown into the garden. The tenant must always remove cigarette butts before leaving the holiday home.

Cancellation:

1) By the tenants:

Up to 8 weeks before the start date of the stay, it is possible to reschedule the stay free of charge to another date, provided this is planned within 6 months after the planned stay (if still available and at the rate applicable at that time).

All cancellations must be communicated by phone and then confirmed in writing.

The following percentages will be charged in case of cancellation:

  • Cancellations after signing this agreement and from 6 months before the stay: 10% of the rental amount
  • All cancellations up to 8 weeks before arrival: 30% of the rental amount
  • All cancellations from 8 to 2 weeks before arrival: 50% of the rental amount
  • All cancellations from 2 weeks before arrival: 100% of the rental amount

In case of cancellation, the deposit and tax will be refunded.

It is strongly recommended to take out both cancellation and travel insurance. These insurances can be taken out with your own broker or via http://www.allianz-global-assistance.be/content/2/nl/reisverzekering-bijstand.

Leaving the holiday home early, without prior consultation and mutual agreement, releases us from any obligation to provide compensation.

2) By the landlord

If, due to circumstances beyond our control, we are forced to cancel the rental, we will refund the rental amount already paid and the deposit. However, no compensation will be paid for any damage or related costs.

Liability

1) For the tenants

During the stay, the tenant is liable for the disappearance of items from the rental property and for all damage, of any kind, caused by him to the rental property or the shared areas. The tenant is requested to be insured for damage to third parties, such as a family liability insurance.

2) For the landlords

  • The owner is not liable for:
    • any loss, theft, damage or injury of any kind caused to tenants of the rental properties or their belongings,
    • damage or injury caused by the use of the rental property, play areas, swimming pool or gardens,
    • damage caused by natural disasters, nuclear disasters, attacks, strikes, acts of violence, or contact with an aircraft or parts thereof,
    • any odour or noise nuisance caused by works or agricultural activities near the holiday home,
    • temporary interruptions of electricity, internet or water supply,
    • subjective criteria such as weather, surroundings, tranquillity or the presence of insects and wasps.

All items present in the property remain the property of the owner. Furniture may not be moved within the interior spaces or between the different terraces. The tenant has free use of the TV, internet, washing machine and all other household appliances. He cannot claim financial or other compensation if one of these appliances fails. We kindly ask you to report any defects to the owner immediately. We will do everything possible to repair the defect as quickly as possible.
